Baulderstone was engaged to carry out extensive refurbishment in order to bring the ageing building into the 21st century.
The completed building includes 15 levels of A grade office space, ground floor lobby and two-level basement parking.

The 18-storey former FAI Building located opposite North Sydney railway station at 77 Pacific Highway was originally completed in 1963.
Baulderstone was engaged to carry out extensive refurbishment in order to bring the ageing building into the 21st century. The completed building includes 15 levels of ‘A grade’ office space, ground floor lobby and two-level basement parking. The project involved the construction of additional 4500m2 of net lettable area including 390m2 of new retail space on the street level ground floor.
The scope of work included removing the existing façade, extensive demolition works, new lift shafts, a new curtain wall façade system, new mechanical, electrical, hydraulics, fire system and lifts, and marble works in the new lobby. The existing low ceiling height provided a challenge to the installation of new services. To work within this limitation, the client requested the ductwork for services be exposed, resulting in an art deco ceiling surface. Design of the new curtain wall façade was based on Baulderstone’s recent success in three newly-constructed office projects at Henry Deane Park in Sydney’s southern CBD.
