Baulderstone’s involvement in the City Central development continued with the construction of Tower 2 – currently underway and expected for completion in early 2008.
The building is situated on the site of the old Advertiser building, on the corner of King William and Waymouth Streets. The project included construction of a new raft slab including footings, columns and lift shaft walls to the underside of the ground floor prior to the demolition of the building superstructure, allowing reuse of existing basement and sub-basement walls to be retained.
The new 13 storey tower has a floor plate of 1,100m2 and features external curtain wall cladding on the North, East and Southern elevations. The Southern elevation floor area ‘pods’ project out above the adjoining building (refer left hand photo above). This project enjoyed the benefit of the knowledge gained from City Central Tower 1 and, as such, sought early involvement in the project to bring on selected subcontractors to participate in the design process. This provided:
• More confidence around the of achievement of the green standards
• Greater certainty in relation to the cost outcomes
• A higher level of commitment and ownership by the trades to the outcome as they were involved in the decision making process from the beginning. Baulderstone took ownership of the design philosophy to ensure innovative design initiatives were delivered as intended. Baulderstone also ensured the sub-contractors understood the innovative features of the building and the design process and were committed to achieving the required performance. City Central Tower 2 is a five star Green Star rated building, with a five star ABGR rating.
