Pandanus Court is a 6,816 sqm development fronting the beach at Caloundra on the Sunshine Coast. It comprises 16 three bedroom units over three levels with basement car parking and associated amenities including a heated pool.
The building is fully serviced including two passenger lifts and split-system air conditioning to all units. The site is extensively landscaped and includes direct access to the beach.
The Baulderstone team achieved the client’s budget through innovative thinking, in this case achieved by using alternative construction techniques and materials. Two significant changes were made to the original design. Firstly, the structural design was changed to incorporate the use of stressing cables.
The building was built with a reinforced concrete frame and post tensioned band beams at the podium transfer. This design then enabled the external blockwork to be replaced with Hebel Power Panel, which was also used in the lift lobby and in party walls between units. This saved time in erection and eliminated the mess generally left by wet trades.
Due to the proximity to the coastal environment XSL Colourbond metal decking was used on the roof with stainless steel rainwater plumbing.
