The Sebel Parramatta added much-needed hotel accommodation in the burgeoning Parramatta area. An added attraction is its prime location opposite Rosehill racecourse, one of Sydney's major horse racing and training tracks.
This three-star hotel with a four-star foyer and lobby contains 174 strata-titled hotel units. Served by three three lifts, it has 12 levels above ground and three-and-a-half below ground, with undercover parking for 145 cars.
While our client was responsible for bulk earthworks, Baulderstone carried out the detailed excavation. A natural spring on the site required our team to install a drainage system with penetrations in the ground slab. Construction comprised a post-tensioned concrete frame with a lightweight panel exterior facade.
Internal finishes are all lightweight, with internal walls of fire-rated plasterboard and lightweight blockwork. Typical floors have an area of approximately 850m2.
The hotel group was responsible for interior design but we managed all trades. We also installed the furniture, fittings and equipment which the group supplied. The program was tight to ensure the hotel was ready to open for the Olympic Games in September 2000. An unusual source of delay during construction was the constant movement of horses to and from the racecourse along busy James Ruse Drive, restricting access from this side during the week, with further restrictions when Saturday races were held at Rosehill.
