Dominating the city’s skyline, this landmark development was designed and built to provide 27 levels of high quality office accommodation to international standards.
Located in the heart of the financial district it is bordered by three heritage-listed buildings, which were also refurbished as part of the contract. A glazed roof structure covers the plaza area between the tower and the street front buildings. As Construction Manager with involvement from the design phase, our ability to participate in the early planning resulted in considerable cost and time savings. Off-site prefabrication and rigid delivery/erection programmes were planned before documentation was complete and early site works commenced ahead of normal schedules.
In order to meet the client’s requirement for a fast-track program, a structural steel framework was selected. The largest steel framed building in Adelaide, it was erected and fitted out in just 27 months. Progressive completion of the office levels allowed a three staged handover and provided an early income flow for the client, with levels 2–11 being occupied just three months after topping out the structure. Mid-rise and high-rise levels were completed three and four months respectively after the stage one handover. The raft foundation pour was the largest continuous concrete pour in South Australia and one of the largest nationally, with 3,600m3 of concrete poured in 21 hours. Total floor space is 33,500m2, with column free areas of up to 1,150m2.
